Step 1: Log in to your Airbnb account
To get started, log in to your Airbnb account via the Airbnb mobile app or the official website.
Step 2: Access your reservations
Once logged in, access the "Reservations" section of your account. You'll see a list of all the reservations you've received.
Step 3: Find the reservation
Find the reservation for which your tenant wishes to make changes. Click on the reservation to access its details.
Step 4: Click on "Modify reservation"
On the reservation details page, look for the "Modify reservation" option and click on it. This option will allow you to manage your tenant's reservation modification requests.
Step 5: Review the change request
Once on the booking change page, you'll see the details of your tenant's change request. This may include changes to dates, number of guests, or other relevant information.
Step 6: Accept, reject or counter-propose
You now have three options:
- Accept the change request: If you agree with the proposed changes, you can accept the request as it stands. The changes will then be applied to the booking.
- Decline the change request: If you are unable to accept the requested changes, you may decline the request. You will be asked to explain the reason for your refusal.
- Counter-propose**: If the requested changes are not exactly what you want, you can make a counter-proposal, adjusting the details as you see fit. Explain the changes you propose.
Step 7: Communicate with your tenant
Airbnb encourages open and transparent communication between hosts and tenants. Be sure to communicate with your tenant via Airbnb messaging to discuss the change request, answer questions and clarify details.
Step 8: Wait for tenant's response
Once you have accepted, declined or made a counter-proposal, your tenant will receive notification. He will review your response and may accept, decline or counter-propose in turn. You'll be notified by e-mail as soon as a decision has been made.
Step 9: Confirm the change
If you and your tenant reach an agreement on the changes, be sure to confirm the booking update by following the instructions provided by Airbnb.
Step 10: If necessary, adjust rates
If changes result in cost adjustments, please ensure that payments are made in accordance with the new booking conditions.
As an Airbnb host, it's essential to effectively manage booking change requests in a professional and friendly manner. Clear communication and flexibility wherever possible can help provide a positive experience for your tenants while protecting your own interests as a host.
